This practical seminar examines and explains how to draft and meet the most commonly encountered Schedule B-I requirements and how to delete standard specific exceptions by complying with Fund guidelines and procedures. During the seminar, a Title Search Report and contract will be examined and translated into their relevant Schedule A statements, Schedule B-I requirements, and Schedule B-II exceptions. The Fund Title Notes, Standard Commitment Clauses, and Affidavit Practice Manual play a crucial role in preparing the commitment and deleting exceptions and will be used throughout the seminar as a reference. This seminar is approved for continuing education with The Florida Bar, NALA, and DFS. Stay Inside the Lines - Surveys & Survey Exceptions (1:00 p.m. to 4:00 p.m.) - This practical, essential skills seminar is one of the Legal Education Department’s Transactional Foundations series of seminars geared for real estate attorneys and their paralegal staff who desire training in reading, interpreting, and understanding surveys and legal descriptions. The seminar addresses the concomitant title insurance issues pertaining to surveys, general and specific survey exceptions, and coverage issues. This seminar will prove valuable to attorneys and paralegals who conduct real estate transactions, analyze or map legal descriptions, order or read surveys, and make determinations whether a legal description or survey issue renders title unmarketable. Whether the legal description unit of measurement involves a platted lot, a condominium unit, or is metes and bounds, take this course and go the distance. Different types of surveys used in Florida, for example ALTA and ACSM, are compared and contrasted, together with their minimum technical standards. Using real examples (including some from Fund claims files) attendees will develop survey reading skills and learn to translate examination results into title insurance requirements and exceptions.
